1, Create a Marketing Plan:
Create a marketing plan for your home that will help distinguish it in your local marketplace and attract buyers to your property. This may include advertising in the newspaper, posting your listing on the Internet, and/or holding an Open House.

2. Price Your Home Accurately
Seeting the list price is one important part in your plan. A good real estate agent is trained to use information to your advantage and help you reach the right price.

3. Staging
Staging boosts selling power and appeal. It helps selling house faster. Consider this as a good investment. Because you want to sell the house at the top dollor and also as soon as possible.
Painting is the least expensive way you can make.
Most homes show better with about half of the furniture removed. If a buyer walks in the door and wonders if anybody lives in the house, you’ve done your job correctly.
A good cleaning helps too. Eliminate any clutter, tidy up the yard.

4. Mandated disclosures
A completed and signed disclosure statement prior to forming a real estate contract must be provided by seller. A good real estate agent can explain to you this document. While it is your responsibility to offer an honest answer to the best of your knowledge.

One way to make a home more attractive is to purchase a Home Protection Plan. This insurance protects you (the seller), from paying repair or replacement costs of major items during the listing period. It also protects the buyer during their first year of homeownership.

8. Negotiation and make the deal
The buyer starts making an offer, now, let your real estate agent to guide you through this process. A good real estate agent can help you reach to an acceptable price, terms and conditions. Once you accept, the contract is ratified. It now is binding. You now get into next intense step. The deal will only complete at closing. So make sure you keep things going until the closing.
A good real estate agent can help you watch over things like home inspections. The buyer may re-negotiate after home inspection.
When you finally arrive at the closing table, come prepared with the appropriate certificates and approvals as required by your town, county and state.

9.Moving
Line up movers early.
Make the list that needs your change of address. Remember to transfer school records and medical information.
Visit the post office to schedule mail forwarding.
Get boxes ahead of time, get organized and label them. Do not forget the place the tape and make sure they are sealed.
